Most Councils and Certifiers require a dilapidation report to be carried out on the neighbouring buildings as part of the approval process.

They record photographically and in writing the condition of a building prior to building work being done on an adjacent site.

A secondary purpose is to advise the builders of the adjacent site of any issues that may impact on the way they excavate or build.
